Masonry & Chimney in Massachusetts: costs, rules and what to expect
Massachusetts has more brick and stone per capita than almost any state, and much of it is over a century old. Chimneys that once vented coal and oil now vent high-efficiency gas appliances, wood stoves or nothing at all, and the work that follows is predictable: repointing, relining, rebuilding above the roofline and repairing crowns and caps. Repointing a chimney runs about $1,000 to $3,500, more on a tall triple-decker stack that needs staging. Rebuilding above the roofline is $2,500 to $8,000; relining a flue with stainless steel $2,300 to $7,000 by height and diameter; a crown or cap repair $300 to $1,500. A full rebuild from the foundation is a five-figure job. Beyond chimneys, brick and granite step and walkway repair lands around $1,500 to $6,500, and a stone retaining wall on a steep lot runs $5,000 to $20,000 and up.
Materials matter more here than in newer states. Pre-1900 brick and fieldstone were laid in lime mortar, and repointing them with modern portland cement mortar traps moisture and spalls the brick within a few winters; a mason who matches the original mortar is the right hire for anything historic. Freeze-thaw is the enemy of every masonry surface in the state, which is why crown repair and water repellent are worth doing before the damage spreads.
Chimneys interact with heating decisions. A heat pump conversion can leave a chimney unused, and an orphaned chimney should be capped and, if a gas water heater remains, evaluated for proper venting. A new gas boiler or furnace often requires a liner sized for its lower exhaust temperature. Wood and pellet stoves require a building permit and a fire department inspection, and insurers ask about them.
Historic district commissions regulate visible chimneys and front steps in designated districts, and some towns require a masonry permit for work above the roofline. Chimney sweeps and level 2 inspections, recommended at every sale and after any chimney fire, are how most masonry problems get discovered.
Licensing and permits
Masonry contractors need a Home Improvement Contractor registration. Structural work, including chimney rebuilds and retaining walls over 4 feet, requires a Construction Supervisor License and a building permit, with an engineer's stamp for tall walls. Wood stove and insert installations require a building permit and fire department inspection. Historic districts review visible work. No separate state masonry license exists; chimney sweeps are typically CSIA certified.
Mass Save and rebates
Not applicable to masonry. A chimney liner required for a Mass Save rebated high-efficiency gas boiler is usually included in the heating contractor's scope rather than rebated separately.

Common questions about Masonry & Chimney in Massachusetts
- How much does chimney repair cost in Massachusetts?
- Repointing runs about $1,000 to $3,500, rebuilding above the roofline $2,500 to $8,000, relining $2,300 to $7,000, and crown or cap repair $300 to $1,500. Full rebuilds from the foundation run into five figures.
- Do I need a permit for chimney work?
- For rebuilding, relining connected to a new appliance, and any structural work, yes. Repointing and cap repair usually do not need one. Wood stove and insert installs always need a permit and a fire department inspection.
- Why does my old brick keep crumbling after repointing?
- Almost always because it was repointed with hard portland cement mortar instead of lime mortar. Soft historic brick needs a softer mortar so moisture can escape; hire a mason who matches the original mix.
- My chimney is unused after switching to a heat pump. What should I do?
- Have it inspected, cap it to keep water and animals out, and confirm any remaining gas appliance vents correctly. An unused chimney still needs a sound crown and flashing to keep the roof dry.
- Can I repair my own front steps?
- Cosmetic repairs, yes. Rebuilding brick or granite steps is heavy, structural work, and in a historic district it may require review. Costs run $1,500 to $6,500 for most step and walkway repairs.
