The City of Malden requires a permit through the Inspectional Services Department for any window or door replacement that changes the opening size, structural framing, or egress configuration. Like-for-like sash replacements typically don't need a permit but must meet current egress code. The Malden Square area and parts of Edgeworth fall under the city's historic-overlay rules — verify with Inspectional Services before ordering visible exterior changes.

Window-and-door costs in Malden sit a bit below Boston-city pricing and in line with the broader inner-suburb market. Standard vinyl replacement windows typically run $600–$1,000 installed per opening; wood or composite for historic-compatible installs are $1,400–$2,900 per opening. Entry door replacement is typically $1,900–$4,800 installed depending on material. Triple-decker projects add tenant-coordination and staging overhead, often pushing per-opening cost slightly higher.

Massachusetts requires a written contract and a Home Improvement Contractor registration for most residential window & door installation work; ask for the registration number and check it before paying a deposit.
