Landscaping in Nahant, Massachusetts

Mass Save is an HVAC and weatherization program, not landscape. Eversource serves Nahant, so the MLP exclusion that affects some North Shore municipal-utility towns doesn't apply here. The regulatory geography that matters for Nahant landscaping is coastal: the Wetlands Protection Act covers coastal bank, beach, dune, and the buffer; the Conservation Commission rides hard on any project within those resource areas; and the town's small Historic District covers parts of the village.

Retaining walls over four feet at the bottom of the footing trigger a building permit and engineered drawings. Coastal bank stabilization, seawall repair, and dune work go through the Conservation Commission as Notices of Intent, almost always with MassDEP coordination — plan on two to three months. Chapter 91 licensing applies where work reaches the tidelands. The Historic District Commission reviews exterior changes visible from public ways in its area. Building any wall or structure on Nahant Road or the causeway approach often needs MassDOT involvement.

Nahant is expensive for landscape work despite small lot sizes. The causeway is a bottleneck for material deliveries, parking and staging are scarce, and crews drive in from Lynn, Salem, or further. Seasonal lawn and bed maintenance on a small village lot typically runs $2,500–$4,500; a salt-tolerant ornamental garden install lands $15,000–$35,000 depending on stone work; coastal bank stabilization with native plantings and erosion control routinely runs $40,000–$150,000+ once permitting is in. Stonework on ledge is the dominant cost driver — almost everything sits on or in ledge.

Nahant is the smallest town in Massachusetts by land area, with about 3,336 residents and 1,825 housing units crammed onto a rocky peninsula off Lynn. Median home age runs around 88 years, one of the oldest housing stocks in the state — Victorians, shingled cottages, and stone-foundation early 20th-century houses dominate, with very little post-war construction.

Lots are small, exposed, and ocean-facing on three sides. The peninsula's spine is ledge with a thin soil mantle, so almost every landscape decision here starts with rock and the relentless salt-laden wind off Massachusetts Bay. The Northeastern University Marine Science Center occupies East Point, and the causeway connection to Lynn defines logistics for every material delivery.
