In-footprint reviews are generally straightforward; additions add zoning steps and, near Nashoba Brook, the town's wetlands, and conservation land, sometimes Conservation Commission review. Rural lots on septic can trigger Title 5 review when a bath adds fixtures. Older homes built before 1978 fall under federal RRP lead-safe rules, adding roughly $1,500–$5,000 to qualifying projects; the newer subdivision stock is largely exempt.

Mid-range bath remodels run $19,000–$34,000, with primary baths $33,000–$58,000 and high-end primary suites $52,000–$95,000. The larger newer homes often support more ambitious scopes, and first-floor reconfigurations and additions push totals to $90,000–$185,000. Because much of the stock is newer, demolition surprises are less common than in older-stock towns, though village-center and mid-century homes are the exception.
