Nantucket is unusual: nearly the entire island is a designated historic district, so even exterior window and door changes that wouldn't need review elsewhere typically require Historic District Commission approval for style, material, and appearance. On top of that, structural work — enlarging an opening, adding a window, or installing an egress window — needs a building permit, and shoreline or wetland-adjacent projects can trigger Conservation Commission review. Budget extra time for the HDC process before ordering anything.

Window and door costs on Nantucket are the highest in the state by a wide margin, driven by ferry freight, limited island labor, historic-appropriate materials, and coastal-rated products. Standard replacements that might run under $1,000 each on the mainland commonly run well above that here once shipping and HDC-compliant specifications are factored in. Historically appropriate wood or simulated-divided-light windows and custom entry doors run substantially higher still. Plan for both a premium budget and a longer timeline.

Massachusetts requires a written contract and a Home Improvement Contractor registration for most residential window & door installation work; ask for the registration number and check it before paying a deposit.
