Hiring a HVAC contractor in Waltham
The City of Waltham requires a building permit for HVAC system replacement through the Inspectional Services Department, with a separate electrical permit for any new heat pump circuits. Standard permits typically clear in a few business days. Properties in the Bleachery, Lakeview, or other local historic areas may need Historical Commission review for visible exterior changes — most installers locate outdoor condensers on side or rear walls to simplify approval.
HVAC costs in Waltham track the inner Boston metro market because of proximity + the higher-end product preferences common in the 128 corridor. A like-for-like gas boiler replacement is typically $8,000–$12,000 installed; a single-zone ductless mini-split runs $4,500–$8,000; a whole-home cold-climate heat pump retrofit is typically $19,000–$33,000 before rebates. Larger Victorians can push past $40,000 with multi-zone systems + integrated backup.
Massachusetts requires a written contract and a Home Improvement Contractor registration for most residential hvac work; ask for the registration number and check it before paying a deposit.
