Hiring a Decks & Porches contractor in Wakefield
File with the Wakefield Building Department for a building permit for any attached or elevated deck. For properties on or near Lake Quannapowitt or within 100 feet of any wetland, file a Notice of Intent with the Wakefield Conservation Commission under the Wetlands Protection Act first. Standard inspections: footing depth, framing, and final.
Wakefield deck costs are in the mid-range for northern Middlesex County. A pressure-treated pine deck of 200 to 300 square feet typically runs $12,000 to $19,000 installed. Lakefront properties often choose composite decking (Trex, TimberTech, Azek) for better performance in the humidity near the lake, adding $4,000 to $10,000. Conservation Commission filing and consultant fees add $1,000 to $2,500 for lake-adjacent projects. Screened porches, popular near the lake for mosquito control, start around $30,000.
Massachusetts requires a written contract and a Home Improvement Contractor registration for most residential decks & porches work; ask for the registration number and check it before paying a deposit.
