Hiring a Decks & Porches contractor in Methuen
A building permit is required for any attached deck or freestanding deck over 30 inches from grade, filed with the Methuen Building Department under 780 CMR. Inspectors here routinely flag ledger-board flashing and attachment hardware, guardrail height (minimum 36 inches for one- and two-family homes), and baluster spacing (less than 4 inches). Plan on a rough-framing inspection and a final inspection before the deck is considered closed.
Deck projects in Methuen run in the mid-range for Massachusetts, reflecting northern Essex County labor rates and suburban contractor access. A pressure-treated pine deck typically runs $18 to $28 per square foot installed; composite or PVC decking (Trex, TimberTech) adds $10 to $15 per square foot over that. A complete deck rebuild including new footings and framing generally runs $22,000 to $45,000 for a 300 to 400 square foot deck. Screened or three-season porch additions start around $30,000.
Massachusetts requires a written contract and a Home Improvement Contractor registration for most residential decks & porches work; ask for the registration number and check it before paying a deposit.
