Needham requires a building permit for roof replacement, processed through the town Building Department, and current code requires an ice-and-water shield membrane at eaves and in valleys, which is essential given the town's ice-dam exposure. Properties in or near a local historic district can need additional review for visible roof changes, and lots with wetlands frontage along the Charles may involve drainage attention. A full tear-off down to the deck is standard on the older Colonials, where multiple aging layers and deteriorated sheathing are common; reputable roofers handle the permit and any required review and schedule the inspection.

Needham roofing costs track the higher end of the Boston metro band because of larger homes and the demand for clean, finished installs. A standard architectural asphalt shingle replacement typically runs $11,000–$24,000 depending on size, pitch, and complexity, with larger Colonials at the upper end. Flat or low-slope EPDM sections run roughly $8,000–$18,000. Standing-seam metal roofs land around $22,000–$45,000. Slate, found on some older and higher-end homes, runs well above asphalt — often $40,000 or more — because of material cost and specialized labor.

Massachusetts requires a written contract and a Home Improvement Contractor registration for most residential roofing work; ask for the registration number and check it before paying a deposit.
