High-wind code provisions also drive enhanced fastening and edge-metal requirements at permit review. Licensed contractors handle the filings.

Barnstable roofing runs a bit above the state average because wind-rated detailing, corrosion-resistant flashing, and seasonal labor demand all add cost. A standard asphalt shingle re-roof on a Hyannis or Centerville single-family typically runs $9,000-$20,000; larger homes push toward $25,000. Cedar shingle re-roofs on Osterville and Cotuit waterfront homes are substantially higher — often $25,000-$50,000 — given material and labor. Flat EPDM rubber on low-slope sections runs $8,000-$16,000. Standing-seam metal runs $25,000-$48,000. Waterfront sites with long access and steep dormered rooflines push toward the upper end.

Massachusetts requires a written contract and a Home Improvement Contractor registration for most residential roofing work; ask for the registration number and check it before paying a deposit.
