Nantucket's Conservation Commission enforces the Wetlands Protection Act and a strong local bylaw, and the island's harbor, ponds, beaches, salt marsh, and coastal banks carry a 100-foot buffer with a strict no-disturb inner zone — so a large share of work needs an Order of Conditions. Because the whole island is a National Historic Landmark district, the Historic District Commission (HDC) reviews exterior changes including fences, walls, walks, and many hardscape elements, so design approval is routine. Public shade trees are protected, and walls over four feet, pools, grading, and stormwater work require permits.

Nantucket pricing is the highest in the state, driven by ferry logistics, labor scarcity, and resort demand. Weekly mowing typically runs $75-150; spring cleanup $500-1,500; fall cleanup $600-2,000. Bark mulch installed runs roughly $120-200 per yard once freight is included. Irrigation typically lands $8,000-15,000. Stone patios and walls run $18-30K. Full design-build with salt-tolerant plantings, irrigation, and hardscape commonly lands $50K-200K, and high-end estate work readily exceeds $300K once HDC review, conservation, and ferry-driven costs are factored in.

Massachusetts requires a written contract and a Home Improvement Contractor registration for most residential landscaping work; ask for the registration number and check it before paying a deposit.
