Hiring a Flooring contractor in Saugus
Standard flooring replacement in Saugus does not require a building permit. HIC registration is required for the contractor. Structural subfloor or joist repairs require a permit from the Saugus Building Department. Saugus has some older multi-family stock near the Lynn and Malden borders where layered subfloor situations from multiple renovation generations are common.
Saugus is in the Essex County inner-suburban market, running below Melrose and Wakefield but in the same general range. Hardwood refinishing on solid oak from the late 1950s and 1960s capes and ranches runs $3.50–$5.50 per square foot. New solid hardwood runs $8–$13 per square foot installed. LVP, popular in Saugus kitchen and family room refreshes, runs $5.50–$10 per square foot installed. Carpet for bedrooms runs $2,000–$3,500 per room installed. Subfloor prep in older homes with adhesive residue or leveling issues adds $2–$4 per square foot.
Massachusetts requires a written contract and a Home Improvement Contractor registration for most residential flooring work; ask for the registration number and check it before paying a deposit.
