Cost of Replacing a Roof in Massachusetts: What Drives the Price

What does it cost to replace a roof in Massachusetts? Five things move the price: size and shape, the material, the deck under the old roof, the ice barrier Massachusetts code requires, and the flashing and ventilation details. Plus who pays if the installation fails, and three questions to ask every roofing contractor.

What to look for

  • Size and shape: steep pitches, valleys, dormers and skylights add labor
  • Material: asphalt shingles cost less than metal; New England 2025 averages are in the Cost vs Value Report
  • The deck: a real tear-off goes down to the wood and replaces rotted boards, and nobody knows how many until the old roof is off
  • Ice barrier: Massachusetts code requires a waterproof membrane from the eave edge to at least 24 inches inside the exterior wall
  • Warranty: a manufacturer's standard shingle warranty covers defective shingles, not installation mistakes; ask who pays if the install fails
  • Two quotes for the same house are rarely for the same job, so price alone is the wrong comparison

What does it cost to replace a roof in Massachusetts? The 2025 Cost versus Value report puts a full tear-off of a 3,000 square foot asphalt roof in New England at about $35,700. Metal, about $56,300. Nobody explains what's under the old shingles.

Five things move your price.

One: size and shape. Steep pitches, valleys, dormers and skylights add labor.

Two: the material. Asphalt costs less than metal.

Three: the deck. A real tear-off goes down to the wood and replaces rotted boards. You only know how many once the old roof is off.

Four: the ice barrier. Massachusetts code requires a waterproof membrane from the eave edge to at least 24 inches inside the exterior wall, because ice at the eaves can back water up under shingles.

Five: the details. Flashing at chimneys and skylights, drip edge, and a vented ridge.

So two quotes for one house can be far apart. One covers the old roof with the minimum underneath. The other strips to the deck, prices rotted wood per sheet, and runs the ice barrier. Then the warranty. A manufacturer's standard shingle warranty, GAF's for example, covers defective shingles, not installation mistakes. Its top warranty covers installation errors for 25 or 30 years, but only its top certified contractors offer it. Otherwise, the contractor's workmanship warranty decides who pays. Products and installation differ, so price alone is the wrong comparison in a Massachusetts winter.

Ask every contractor three questions. Is it a full tear-off, and what's the price per sheet of rotted wood? How far does the ice barrier go? And who pays if the install fails, and for how long?
