Middleborough at a glance

Middleborough is a sprawling Plymouth County town in the heart of Massachusetts cranberry country, with Routes 44 and 495 cutting through and a historic center surrounded by bogs and rural land. With roughly 24,300 residents spread across a large land area, it has a rural-suburban feel — older farmhouses and antique homes near the center, plus post-war and newer subdivisions out toward the highways.

That geography shapes the HVAC work. Many of the older and rural homes run on oil heat or propane with no central ductwork, which makes ductless mini-splits and heat pump retrofits attractive for both heating and cooling. The larger lot sizes also give installers room to site outdoor condenser units away from the house, simplifying many jobs.

Mass Save in Middleborough

It depends on your gas service. Middleborough's electricity comes from the Middleborough Gas and Electric Department, a municipal light plant outside Mass Save's electric program, and gas is split: part of town has Eversource gas and part has MGED gas. A home with an Eversource gas account has a Mass Save path through that account: a heat pump qualifies when it replaces gas heat, and weatherization qualifies through the account. A heat pump that replaces oil, propane or electric heat has no Mass Save path, and a home on MGED gas or with no gas has none at all; those homes use whatever Middleborough Gas and Electric offers through its own efficiency and heat pump programs, so check with the department directly. The MLP eligibility guide explains how the gas-account route works in light plant towns.

Permits in Middleborough

Massachusetts requires a permit for any HVAC system replacement, reviewed by the Middleborough building department. A heat pump retrofit also needs a separate electrical permit for the new condenser circuits, pulled by a licensed electrician. Because Middleborough Gas & Electric owns the local electric distribution, any electrical service upgrade is coordinated with MGED, and gas work is coordinated with whichever company supplies your gas, Eversource or MGED, since part of town has each. Rural properties on private wells and septic don't change the HVAC permitting, but larger lots can simplify outdoor unit siting. Reputable installers handle the permits and utility coordination.
