GEM Plumbing & Heating

The Town of Harwich requires a building permit for HVAC system replacement through the Building Department, plus a separate electrical permit for new heat pump circuits. Standard permits typically clear in a few business days. Given Harwich's three harbors, numerous freshwater ponds, wetlands, and the Nantucket Sound shoreline, Conservation Commission review is common for outdoor work near a resource area. Historic homes in Harwich Port and the village centers may face added review for street-visible exterior changes.

HVAC costs on Cape Cod, including Harwich, run somewhat higher than mainland eastern MA because of seasonal labor demand and travel to the lower Cape. A single-zone ductless mini-split runs $4,500–$8,000 installed; a multi-zone ductless system for a typical Cape home is $12,000–$22,000; a whole-home cold-climate heat pump retrofit is typically $18,000–$30,000 before rebates. Shoreline and pond-side homes routinely add a premium for corrosion-resistant outdoor coils against salt and humidity.

Massachusetts requires a written contract and a Home Improvement Contractor registration for most residential hvac work; ask for the registration number and check it before paying a deposit.
