Milford requires a building permit for roof replacement, processed through the town Building Department, and current code requires an ice-and-water shield membrane at eaves and in valleys. Properties in the downtown Milford historic district may need Historical Commission review for visible roof changes such as switching from slate or changing color or profile. A full tear-off to the deck is standard, especially on older Victorians carrying multiple aging layers and complex roof geometry; reputable roofers handle the permit and any required review and schedule the inspection.

Milford roofing prices sit in the lower-mid tier for Massachusetts — below the Boston metro suburbs and roughly in line with the broader Route 495 corridor. A standard architectural asphalt shingle replacement typically runs $8,000–$19,000 depending on size and pitch. Flat or low-slope EPDM sections run roughly $7,000–$15,000. Standing-seam metal roofs land around $20,000–$42,000. Downtown Victorians with steep, multi-gable roofs and complex flashing run higher, and slate replacement on those homes runs well above asphalt because of material and labor cost.

Massachusetts requires a written contract and a Home Improvement Contractor registration for most residential roofing work; ask for the registration number and check it before paying a deposit.
